REAL ESTATE EXPERIENCE
At the age of 19, Randy earned his Real Estate Salesman License. In 1980, he earned his Texas Real Estate Brokers License.
From 1978 to 1983, Randy was associated with a large residential real estate company in Midland, Texas. His first two years were spent in the field of residential real estate. As Randy had an interest in commercial investment real estate, he completed CI 101 and CI 102 of the CCIM program through the National Association of Realtors and began a career in commercial real estate.
In late 1983, Randy relocated to Austin, Texas. From this time to 1992, Randy was associated with various commercial real estate companies such as Gillingwater Management, a firm that managed over 10,000 apartment units in the Central Texas Area, Carpenter and Associates, a very large commercial brokerage company, and Asset Investment Corporation, a commercial brokerage/acquisition company. Over these years, he was involved in transactions that included the sale of a 25,000 square foot office building, 40,000 square foot office industrial center, and a 178-unit apartment complex. He also was the leasing agent for a 100,000 square foot office building in Southwest Austin.
In 1992, Randy leased office space to a wealth management company relocating from California. This firm managed $40 million in assets and also had a private partnership that invested in real state. As the Austin real estate market was just recovering from the recession of the late 1980s, they agreed to work together and began purchasing real estate at distressed prices. Randy became the Asset Manager for the partnership and handled the day-to-day operation of this group. Together they purchased property in mortgage foreclosure auctions, IRS auctions, property tax foreclosure auctions, and judicial sales. Over the next ten years they purchased over 100 properties, including vacant land, homes, and small commercial properties. Randy’s assignment was to identify properties for acquisition, perform all research including the title work, property valuations, bidding at various auctions, gain possession of the properties, oversee the renovation of the property, and then handle the sale of the property.
This partnership also funded short term, high interest real estate loans to investors. At one point, this partnership had $2.4 million in loans with an average interest rate of over 14% and an average loan to value ratio of less than 65%.
Over this time period Randy gained invaluable experience on how the foreclosure process works as both an investor and a lender. Being a licensed Texas Real Estate Broker, Randy realized that there was little information available to Real Estate Professionals about how the foreclosure process works and can effect your clients. Randy created this course, “The Foreclosure Process in Texas”, so that he can share what he has learned about this subject with other Texas Real Estate Professionals.
