REAL ESTATE EXPERIENCE
At the age of 19, I earned my Real Estate Salesman License. In 1980, I earned my Texas Real Estate Brokers License.
From 1978 to 1983, I was associated with a large residential real estate company in Midland, Texas. The first two years were spent in the field of residential real estate. As I had an interest in commercial investment real estate, I completed CI 101 and CI 102 of the CCIM program through the National Association of Realtors and began a career in commercial real estate.
In late 1983, I relocated to Austin, Texas. From this time to 1992, I was associated with various commercial real estate companies such as Gillingwater Management, a firm that managed over 10,000 apartment units in the Central Texas Area, Carpenter and Associates, a very large commercial brokerage company, and Asset Investment Corporation, a brokerage/acquisition company. Over these years, I was involved in transactions that included the sale of a 25,000 square foot office building, 40,000 square foot office industrial center, and a 178-unit apartment complex. I also was the leasing agent for a 100,000 square foot office building in Southwest Austin.
In 1992, I leased office space to a wealth management company relocating from California. This firm managed $40 million in assets and also had a private partnership that invested in real state. As the Austin real estate market was just recovering from the recession of the late 1980s, we agreed to work together and began purchasing real estate at distressed prices. I became the Asset Manager for the partnership and handled the day-to-day operation of this group. We purchased property in mortgage foreclosure auctions, IRS auctions, property tax foreclosure auctions, and judicial sales. Over the next ten years we purchased over 100 properties, including vacant land, homes, and small commercial properties. My assignment was to identify properties for acquisition, perform all research including the title work, property valuations, bidding at various auctions, gain possession of the properties, oversee the renovation of the property, and then handle the sale of the property.
This partnership also funded short term, high interest real estate loans to investors. At one time, we had $2.4 million in loans with an average interest rate of over 14% with an average loan to value ratio of less than 65%.
In 2004, this wealth management company was now managing over $1.5 Billion in the Stock Market. As the real estate partnership was much smaller than the stock fund, it was decided to close the partnership and concentrate on the Stock Fund. The final asset of the partnership was sold in December of 2005.
